Luxury Sea-Facing Property in Juhu Given on Rent to Actor-Musician for ₹75,000 Per Month

New Delhi, August 27, 2025: Hrithik Roshan’s owned a luxury sea-facing apartment has been leased to his girlfriend, actor and musician Saba Azad, according to a report from a property documents website. The leave and license agreement, which was finalized on August 4, 2025, stipulates a monthly rent of ₹75,000. This arrangement, which is valid for a period of one year, also included a security deposit of ₹1.25 lakh.

The property, which is located in the upscale Mannat Apartments (also known as Vartamaan) on the Juhu-Versova Link Road, is notable for its expansive size, reportedly spanning 12,000 square feet across three floors. It was revealed that this apartment, along with a duplex, was acquired by Hrithik Roshan in October 2020 for a total of ₹97.5 crore.

Lease Terms and Market Rates

The rental amount of ₹75,000 per month has been noted as significantly lower than the prevailing market rates in the area. Local real estate brokers have indicated that a typical 3-BHK apartment in the same locality, with a much smaller area of 1,000 to 1,300 square feet, is generally rented for an amount ranging from ₹1 lakh to ₹2 lakh per month. This particular transaction has therefore generated considerable interest due to the stark difference between the agreed-upon rent and the market average for the neighborhood.

This is not the first instance of a real estate transaction involving the actor in recent months. The Roshan family’s continued engagement in the Mumbai property market has been widely reported. Earlier in 2025, three residential apartments in Andheri were sold by Hrithik and his father, Rakesh Roshan, for ₹6.75 crore. Additionally, a number of commercial properties have also been leased out in Mumbai and Pune.

This transaction is being viewed as part of a larger trend of high-profile individuals strategically managing their real estate portfolios. According to tax experts, renting out surplus properties can be a financially sound decision, as it helps in managing tax liabilities that may be incurred on vacant homes.
