New Delhi, December 10, 2025: Bollywood superstar Shah Rukh Khan’s enduring global brand power has translated into a spectacular success in the Dubai real estate market. The 55-storey commercial tower, ‘Shahrukhz by Danube,’ named after the actor, was officially launched at a glamorous event in Dubai and has already been reported as completely sold out, underscoring a historic response to a celebrity-branded commercial venture.

Developed by the prominent Dubai-based Danube Properties, the over ₹5,000 crore (AED 2.1 billion) project saw an unprecedented rush of demand. According to Rizwan Sajan, Founder and Chairman of the Danube Group, the tower’s 488 units were fully booked before Shah Rukh Khan even arrived at the massive launch event, which was attended by over 7,000 people. This extraordinary demand highlights the project’s powerful appeal, which is driven both by its prime location and its association with the “King Khan” brand. The builder also hinted at the possibility of a Phase 2 project, saying, “Picture abhi baaki hai, mere dost,” referencing a famous line from the actor’s film, Om Shanti Om.

Iconic Location and Premium Features

The ‘Shahrukhz by Danube’ tower is strategically located on Sheikh Zayed Road, Dubai’s main business and commercial artery. Rising 55 or 56 floors high, the structure is designed to be a landmark Grade-A business address, offering more than one million square feet of built-up area for premium office spaces.

The tower is set to feature over 40 high-end amenities, including:

• A Helipad (designed to accommodate air taxis)

• Valet Services

Perhaps its most distinct feature will be a life-size statue of Shah Rukh Khan in his iconic open-arms pose, welcoming visitors at the entrance—an addition expected to turn the commercial space into a major tourist attraction. Construction is currently underway, with a targeted completion date around 2029.
